You are entering into an official contract - something called a Common Law Tenancy (CLT).
If you’re living in private halls like CODE (also known as purpose-built student accommodation) you will usually have a common law tenancy or licence.
As a responsible landlord, we have signed up to the National Code of practice in order for the tenancy to be a common law tenancy or licence.
You can view a ⬇️ draft copy of our 26/27 Common Law Tenancy before you book.
You should also read our Terms and Conditions, which we will ask you to accept when making a booking.
As part of your contract with CODE Student Accommodation, we wanted to let you know that you will need to prove your Right to Rent before you can move in. This is a legal requirement for renting in England.
You can usually prove your Right to Rent by providing copies of one of the following:
These can be uploaded onto your student portal in the documents section.
You can prove your Right to Rent to us but you must do so no more than 30 days before your move-in date.
You should provide:
If you have the Right of Abode in the UK (this includes British citizens and some Commonwealth citizens), you can use a Certificate of Entitlement as proof. This may be:
If you have any questions about preparing your documents before you arrive, please don't hesitate to get in touch.
Absolutely! We welcome students under the age of 18 and have many staying with us in our safe and secure accommodation, with 24-hour, 365-day security
As you're under 18, we're unable to issue the tenancy agreement in your name. Instead, the contract will need to be in the name of a parent or legal guardian. We will also provide a Licence to Occupy, which must be signed by both the parent or guardian and the student who will be living in the room.
If you have any questions, our friendly team is here to help. Simply get in touch via our online chat or WhatsApp on 07599 511721, and we'll make the booking process as simple and stress-free as possible.
Most full-time students don't have to pay council tax, provided they meet the eligibility criteria, such as studying for at least 21 hours per week.
As council tax rules can vary between local authorities, we recommend checking with your local council to confirm whether you're exempt, both during term time and university holidays.
There are two contract lengths available to choose from:
We usually recommend the 48-week contract for first and second-year students, as it offers more flexibility over the summer period.
If you rebook the same room for the following academic year, you may also be able to stay in your room over the summer break without needing to move out. During this time, you could enjoy up to 4 weeks rent-free between tenancies and would only need to cover any energy usage.
If you’d prefer a longer stay with no break between contracts, the 51-week contract is also available. This option is particularly popular with postgraduate and international students who prefer the convenience of staying in one place throughout the year.
