What happens after you reserve your room?

  • We will email you and ask you to create a password for your Student Portal. Your portal is an easy and convenient way to manage your booking.
  • At this stage, you will be able to see the exact room you have been allocated, including the floor and block. If you have made a special request, we will try our best to make this happen for you but cannot guarantee this. We'll email you about your special request

Accept your Tenancy Agreement..

  • You can view a draft copy in advance. Once you receive your own copy, please read this carefully, because it is a legal binding document.
     
  • You must log into your portal within 7 days to sign your contract, which we call the 'Tenancy Agreement'.

Return all other required documentation.

If you have someone acting as your guarantor (someone who will agree to pay for your rent if you cannot), we will ask you to nominate that person (or people). We will then send them their own login links to the Guarantor Portal. We have guidance for guarantors as well.

If you are under 18

If you are under 18 years of age at the time of booking, you will need someone over 18 to take out the booking on your behalf. They will sign the contract, but give you the right to live in the room.

Make any neccessary payments

You willl need to make a £400 Refundable Tenancy Deposit payment which covers 
Your first rent payment is then due on 24th July 2026. If you book after 24th July, both payments will be due asap.

The "To Do" list on your student portal is a series of short tasks that we kindly ask you to complete to make your stay with us safer and more enjoyable.
 

  • You will also be asked to name an Emergency Contact, sometimes referred to as 'Next of Kin'. This is usually a close relative. We ask for this in case of a major or medical emergency.

Yes of course, As we have 100's of international students that stay with us year on year. we understand that visa processing times can sometimes take longer than expected. If you’re waiting for your visa, please be assured that your room will be ready for you on the contract start date, you’re welcome to arrive any time after that date.

Yes, you're welcome to have guests stay with you for up to two weeks, and there is no need to sign guests in or out.

For the comfort and safety of all residents, guests must stay with you at all times and are not permitted to access communal areas of the building unaccompanied. This helps us maintain a safe and enjoyable environment for everyone living at CODE.

If you have any questions about having guests stay, our on-site team is always happy to help.

We understand that visa applications can be stressful, which is why we offer our No Visa, No Pay promise.

If your visa application is unsuccessful and you’re unable to start your course at a UK university, any money you’ve paid towards your contract will be fully refunded.

This applies to students starting a new course at a UK university, including Undergraduate and Postgraduate/Master’s degrees.

To request a refund, please email evidence from your university or UK Immigration by Monday 1 September 2026. Terms and conditions apply.

We understand that results day can be a stressful time, which is why we offer our Fresher’s Promise.

If you don’t meet the conditions of your university offer and no longer have a place, any money you’ve paid towards your contract will be fully refunded.

This applies to students starting undergraduate degrees (including Top-up degrees) and postgraduate/Master’s degrees.

To request a refund, please email the relevant communication from your university before Friday 21st August 2026.

Please note: To be eligible for the Fresher’s Promise, you must have already received a confirmed university offer and accepted it as your first choice (also known as your “Firm” choice) when booking your room.

The offer does not apply if your university place is withdrawn due to a breach of the university’s Code of Conduct or a potential or actual breach of your tenancy agreement.
